       The land was sold by Robert Cuccinello of Homes and Land Brokers. He was one of the many people who contacted us with offers to sell our land, but we chose him because he gave us a realistic assessment of our land's value, responded to my phone call and spoke with me as long as I had questions to ask, and his rate of commission was lower than many. When we met with him to sign the listing agreement he again answered all our questions and impressed us as being experienced, knowledgeable and honest. Based on the adjoining lot that sold last summer and the aerial views that were provided by Robert, our property was estimated to be 80% wetlands. He recommended that we ask $59,900, and told us he would give us biweekly updates. However, that turned out to be unnecessary. In less than two weeks after it was listed, we received an offer for our property. The buyer paid our asking price, and within a month after the offer was made, the sale was complete. Before getting to know you and giving our listing to your office, we had talked to another broker who just wanted to list the land and wait for someone to call.  Your professional service was not only waiting for people to call, but to approach other prospect buyers or investors who might be interested in our land.  Despite all of of this,  we had to sell our land within two months.  When we asked you if it was going to be possible to sell this land, because we had to put an offer down on a home that relied so much upon the sale of this land, you didn't hesitate to accept the challenge.  You didn't promise us a sale within the time frame, but your promised us that you were going to do your best to achieve this difficult deadline!
